Thank you for your interest in our rental properties. We would like to offer as much information as possible to help you become familiar with our policies and procedures. Please review the qualifying criteria and rental application guidelines prior to requesting a showing of a property.

Application

Each proposed occupant, 18 years of age or older, who will live in the house, must complete a separate rental application. Online applications can be found on the Available Rentals page. First, select the home you would like to apply for and click on the “Apply Now” button. If you have questions you would like answered prior to applying, click on the “Contact Us” button to submit your question. From there, if you are ready to apply, you can return to the property page to submit an application.

Application Fee

The application processing fee is $25 per applicant if completed online or $50 per applicant if a paper application is submitted. If you choose to apply online, please be prepared to pay the application fee using a credit or debit card. Once the application has been processed, regardless of the outcome, the fee is non‐refundable.

If you choose to submit a paper application, contact the Property Manager of the property you are interested in and they will provide you with the application. Payment for the application fee may be made in the form of money order, or cashier’s check. Sorry, cash or personal checks are not accepted. Once the application has been processed, regardless of the outcome, the fee is non‐refundable.

Application Requirements

Incomplete applications (or applications with missing documents) will not be processed.The following documents are required before an application will be processed:
  • Application Form with all blanks filled-in
  • Application fee
  • Income Verification (see below)
  • Photo Identification (see below)

Income Verification (Proof of Income)

Please provide a copy of your last 2 paycheck stubs or a letter on company letterhead from your employer verifying your income. If you are self‐employed, please provide a copy of last year’s income tax return and 2 month's bank statements. Other income such as retirement, worker’s comp insurance, child support, etc., must have reliable documentation if you wish it to be considered.

Please note: If the combined income (for all applicants) is less than two (2) times the monthly rent, a qualified co‐signer may be considered.

Photo Identification

Photo identification is required to apply. Please provide a copy of your driver’s license or government-issued photo ID with your application.

Credit Criteria

RE/MAX Realty Affiliates may obtain a consumer credit report for each applicant. This report must be generated by RE/MAX Realty Affiliates, not the applicant. In addition to a credit report, we may also run a fraud search, eviction search, bad check search, national criminal database scan, and driver’s license verification. We may also contact current and previous landlords, employers, and/or references provided by you.

When Your Application is Complete

If you completed your application online, it will be delivered to your Property Manager via email. If you did not pay the application fee online and your application is being considered, payment will be required prior to the application being processed. The Property Manager will contact you if this is the case. Payment in the form of cash, cashier’s check or money order (sorry, no personal checks) can be delivered to the Property Manager at the office address below.

We process rental applications on a first‐come, first‐served basis and it usually takes 1-2 days. Please see the attached Tenant Scoring Sheet used to score prospective tenants.

Qualifying Requirements

The following is considered and may have an effect on your ability to qualify:
A Tenant Score of 9 or higher (see Tenant Scoring Sheet attached). If there is more than one applicant, application scores will be blended to arrive at a decision.
  • Combined gross monthly income of at least two (2) times the rent amount
  • Acceptable debt to income ratio
  • No evictions
  • No felony convictions
  • No unpaid bills or collections accounts for utilities
  • No unpaid bills, collections, or judgments against management companies, landlords, etc.
Please note: If any of the above factors cause an applicant to be disqualified, a qualified co-signer may be considered.

Notification

You will be notified either by email or phone if your application has been approved or if additional information is required.

Fair Housing Laws

RE/MAX Realty Affiliates strictly abides by the Federal Fair Housing Act, Nevada Fair Housing Law and principles of equal opportunity. We do not discriminate on the basis of race, color, religion, national origin, ancestry, gender, marital status, source of income, physical or mental disability, familial status, sexual orientation, or gender identity/expression.

False Information

If any information provided on your application proves to be false or misleading, your application will be denied, and your application fee(s) forfeited. If you have already entered into a rental agreement on the property when we discover that you’ve provided false information, you will be subject to immediate eviction from the premises.

Confidentiality

Your privacy is important to us. Please read our Privacy Policy on our website.

Smoking Policy

All of our rental properties are non‐smoking properties. No smoking is permitted inside any of our rental homes.

Deposits

First month’s rent and security deposits will be required to be paid with secured funds and separate checks are required for both. The security deposit will be held by RE/MAX Realty Affiliates in a trust account.

Pet Policy

Each of our properties have different pet policies depending on the property owner. If pets are allowed, an Application for Pet Approval will be required.

The application is preliminary only and does not obligate the Owner or the agency to execute a lease or deliver possession of the property. We reserve the right to deny any application. Application is good for any of our available homes.
