Agency Disclosure

RE/MAX Gold - Reno is a full-service real estate brokerage.  As a Property Manager, under the brokerage, RE/MAX Gold represents the property owner and acts on behalf of the owner as the landlord.

Application Process

The application processing fee is $35 per applicant, please be prepared to pay the application fee using a credit or debit card.  Each proposed occupant, 18 years of age or older, who will live in the house, must complete a separate rental application. For your identity protection, we require ALL applications and supporting documents to be submitted electronically.  Online applications can be found on the Available Rentals page. First, select the home you would like to apply for and click on the “Apply Now” button. If you have questions you would like answered prior to applying, click on the “Contact Us” button to submit your question. From there, if you are ready to apply, you can return to the property page to submit an application.

Once the application has been processed, regardless of the outcome, the fee is non‐refundable.

First Come, First Served:

We process rental applications on a first-come, first-served basis. It is important that your application is complete, your application fee paid, and required supporting documentation provided to us. We will not start processing your application until the application fee has been paid. We will not be able to finish processing your application until we have all required information and supporting documents. 

Application Requirements

We must receive your completed application, the application fee, and all required documents to process your application. Incomplete applications (or applications with missing documents) will not be processed.

The following documents are required before an application will be processed:

  • Application     Form with all blanks filled-in
  • Application     fee
  • Income     Verification (see below)
  • Photo     Identification (see below)

Income Verification (Proof of Income)

Please provide a copy of your last 2 paycheck stubs or a letter on company letterhead from your employer verifying your income. If you are self‐employed, please provide a copy of last year’s income tax return and your last 3 month's bank statements. Other income such as retirement, worker’s comp insurance, child support, etc., must have reliable documentation if you wish it to be considered. 

Photo Identification

Government issued photo identification, such as a driver’s license or passport, is required for viewing and applying for rentals. Please provide a copy of your driver’s license or government-issued photo ID with your application.  If you are a US Citizen, you will also be required to provide your social security number on the rental application.

Credit Criteria

RE/MAX Gold will attempt to obtain a consumer credit report for each applicant. This report must be generated by RE/MAX Gold not the applicant. In addition to a credit report, we may also run a fraud search, eviction search, bad check search, national criminal database scan, and driver’s license verification. We may also contact current and previous landlords, employers, and/or references provided by you.  If you currently owe for unpaid utilities, or owe money to a former landlord, or have been evicted from a rental within the last five years, your application will be denied.

Qualifying Requirements

The following is considered and may have an effect on your ability to qualify (see Tenant Scoring Sheet attached). If there is more than one applicant, application scores will be blended to arrive at a decision.

  • Combined     gross monthly income of at least two (2) times the rent amount
  • Acceptable     debt to income ratio
  • No evictions
  • No felony     convictions
  • No unpaid     bills or collections accounts for utilities
  • No unpaid     bills, collections, or judgments against management companies, landlords,     etc.

Background Checks and Verifications

We welcome all responsible individuals into our rentals and understand that some responsible individuals may have issues from their past that that could negatively affect our decision. We conduct background checks and verify all information provided on the application and in supporting documents. We obtain information from a consumer reporting agency as well as other outside sources.  You may request a secure copy of your credit and background check report(s) we received. We will not release this information to anyone else. The kinds of checks and verifications we conduct include identity, housing, credit, employment/income/available funds, personal references, and criminal history.

Criminal History

We abide by principles of equal opportunity and welcome all responsible renters into our homes. If you have been convicted of a felony within the last 10 years involving drug manufacture or sales, or a violent crime (such as murder, rape, arson), your application to rent will be denied. You will have the right to appeal any decision we make in this regard, by providing additional information within 14 days of the day your application is denied. However, we will not hold a rental property for you, pending appeal. If we reconsider and approve your application, it will be 1st in line for our next available rental property.

False Information

You must provide all required information and supporting documents.  If you do not do so, your application will be declined.  If any information provided on your application proves to be false or misleading, your application will be denied, and your application fee(s) forfeited. If you have already entered into a rental agreement on the property when we discover that you’ve provided false information, you will be subject to immediate eviction from the premises.

Our Application Decision

We process rental applications on a first‐come, first‐served basis and it usually takes 1-2 business days. Please see the attached Tenant Scoring Sheet used to score prospective tenants.  Your application will be approved, conditionally approved, or declined. For individual applicants, after we review and verify your application and supporting documents (including additional information and documents if requested during processing), we will send you a letter or email, informing you of our decision. If your application is conditionally approved or declined, the reason(s) will be identified in the letter. We will not release this information to anyone else. If your application is approved or conditionally approved, your letter will include the security deposit, pet deposit, and pet fee (as applicable). Note: conditionally approved individual applications, the security deposit might be a higher amount than the standard deposit.

Smoking Policy

All of our rental properties are non‐smoking properties. No smoking of any product or substance, whatsoever, is permitted inside any of our rental homes or garages. Rules for smoking outside are described in our Lease Agreement.


Drug Free Housing: 

The Drug Free Housing Addendum, which forms a part of the Lease Agreement, describes prohibited drug-related activities. In all cases, Federal law supersedes state and local laws and ordinances related to controlled substances. This is true for all controlled substances, including medical and recreational marijuana.

Pet Policy

Each of our properties have different pet policies depending on the property owner. If pets are allowed, an Application for Pet Approval will be required at the time of application.  The property owner will decide whether to approve pet(s) and whether to charge a pet deposit (refundable), a pet fee (non-refundable) and/or additional pet rent.

The application is preliminary only and does not obligate the Owner or the agency to execute a lease or deliver possession of the property. We reserve the right to deny any application. Application is good for any of our available homes.

Application Approval

In order to secure your position as the approved tenant for the home, you must sign a lease agreement and pay rent, fees and the security deposit within three (3) days of the day we notify you that your application/s has/have been approved. This amount is prorated based on your lease signing/move-in date. If your lease signing/move-in date is on or after the 20th, you will also need to pay next month’s rent and fees when you sign the lease. If the home is vacant at the time you apply to rent, you will be required to take possession of the property within fourteen (14) days of lease signing.

Should you fail to comply with these deadlines, the property will be offered to other qualified applicants.


First month’s rent, and security deposits will be required to be paid with secured funds and separate checks are required for both. The security deposit will be held by RE/MAX Gold - Reno in a trust account.
